cancellation policy: cancellations made 60 days or more prior to arrival, entire rental deposit (rental deposit = 1/2 rental amount) will be refunded. cancellations made between 15 and 59 days of arrival, 75% of rental deposit refunded. cancellations made less than 14 days prior to arrival, entire rental deposit forfeited. only the rental deposit amount is subject to these guidelines. if the entire balance due amount (2nd half of rental rate + damage deposit) has already been received, it will be refunded in full.
no refunds due to weather, airport, or road closures.

security deposit refund agreement: violation of any of these conditions could result in deduction or forfeiture of your security deposit. (1) missing or broken inventory, rearranging or moving furniture; (2) any damages requiring repair (s): (3) tenants must leave unit in order, including dishes being washed and put away. washing of linens not required. charges for excessive dirtiness or any damage to the unit or contents will be deducted; (4) no pets allowed without prior owner approval.  additional  $1,000 sanitizing, carpet cleaning /replacement deposit is required for all pets.  a mandatory carpet cleaning service will be preformed and deducted from this cleaning deposit. carpets will be replaced at renters expense if damaged and or stained.  (5) no smoking allowed - on property indoor or outside.(6) all keys, gate and garage remotes must be left at the property either in the lock box or by the front door. (7) exceeding the limit of number of people (# of sleeping area). (8) security deposit will be returned within 45 days of your stay.
